WHAT IS THE CPB PROCESS?

Let us know the property address your are looking to sell, describe your reason in why you are wanting to sell in order for us to evaluate your best option. From there we would schedule a walkthrough of the property in order to provide a fair offer either written or verbal. If you agree to the offer terms, we sign then we handle all the details preparing for the settlement date that meets your timeline.
WILL YOU GUYS HANDLE EVERYTHING?

We will take care of everything so you only have to show up on settlement and collect your cash!
DO I NEED TO CLEAN MY HOUSE OUT?

You do not have to remove anything if you do not want to. We make the ease of selling your house as hassle free as possible.
IF I SUBMIT MY INFORMATION AM I OBLIGED TO SELL YOU MY HOUSE?

No. You submit your information. We respond to your inquiry and if both parties agree and are interested in moving forward we then will set up a meeting to inspect your house to ultimately determine the best offer possible. Once an offer is presented, it is up to the sellers discretion if they want to accept it. You can also quit the process at any given time with no penalty.
DO I NEED AN ATTORNEY?

No, unless you need help with setting yp your loved ones estate. Only then is an attorney needed.
WILL YOU BE LISTING MY PROPERTY ON THE MLS?

No. We buy real estate directly from the property owner. As long as the property specifications align to our buying criteria then we either repair and renovate the property or repair and sell or rent it our ourselves
DO YOU PAY A FAIR PRICE?

When we buy a house we pay cash, or utilize limited financing that enhances the cash to the seller. We generally are offering at a discounted/below market value price. We do this to incorporate our own costs it will take to rehab the property in order to still generate a profit. In providing a fair price we make sure both partiers agree to ensure a win-win
HOW DO YOU DECIDE WHAT PRICE TO OFFER?

We look at comparable houses in the nearby area your property is located. We take into consideration, the amount of repairs, location, taxes, etc.
